What is the difference in length of stay between Furnished and Unfurnished apartments?

FURNISHED:
Fully-furnished apartments are available for lease for a minimum of 7+ nights. Stay a week, a month or as long as you like.

Reserve Furnished: 7-29 nights
Reserve Furnished: 30+ nights

UNFURNISHED:
Unfurnished apartments are available for lease on a 12-month annual basis.

Do you have penthouses?

Yes. We have four spectacular penthouses located on the 22nd floor available by the week or month.

The penthouses range in size from 2 Beds/2.5 Baths (2,281 sq ft) to 3 Beds/3.5 Baths (2,172 – 2,582 sq ft) and are available fully-furnished or unfurnished.

What is required to make a reservation or apply?

FURNISHED:
We require a lease agreement and community rules to be executed. In order to consider the reservation complete, we must receive payment in full, and a valid photo ID

UNFURNISHED:
We require that you complete an application ($40 non-refundable fee) and pass a background screening. A lease agreement and community rules must be executed, and payment received for security deposit and first months rent.

What is the security deposit?

FURNISHED:
$500 per week with a maximum deposit of $2,000.

UNFURNISHED:
Based on credit worthiness. Deposits range from a minimum of $1,500 to 2 months rent.

What utilities are included?

FURNISHED:
Included in your nightly fee is water, trash, power, wifi and cable costs.

UNFURNISHED:
Utilities are not included in monthly rent payments, here’s what you can expect.

  • Wi-Fi is $40-80/month depending on speed.
  • Trash is $10/month.
  • Water and power is metered off of personal usage.
  • The above items are billed directly through the property management software.
  • Cable is available through Time Warner Spectrum.
Are there taxes?

FURNISHED:
Yes, there is a 15.69% tax for all furnished stays less than 30 nights. All stays 30 nights or longer are tax exempt.

UNFURNISHED:
No.

How do I make my lease payment?

FURNISHED:
We accept payment in the form of cash, cashiers check, wire transfer or credit card.

UNFURNISHED:
Rent must be paid via cash, cashiers check, wire transfer, or directly through the resident portal.

What fitness classes do we offer?

We offer a variety of dynamic classes that change throughout the year. Currently we offer vinyasa yoga, krav maga, and boxing.

As a resident can I receive discounts on rooms across the Proper portfolio?

Yes. Friends and family pricing and perks are extended across the Proper Hotel and Residences portfolio.

Is there a discount on food and beverage for residents?

Yes. Residents and guests receive 20% off food and beverage at Filifera.

Is there room service?

Not yet, but with the Proper App you can order food for pick up at Filifera. When the second restaurant/bar comes online in 2018, we will begin room service.

Is housekeeping available?

Yes. Housekeeping services are available a la carte and additional fees apply. Our concierge can provide you with the latest pricing and services menu.

How does the Proper App work, what are the benefits?

The Proper App is a resident’s tool for accessing all of Proper’s services and amenities. In an instant, residents can use their mobile device or the tablet provided in their apartment to connect directly with our concierge and arrange housekeeping, valet, transportation, maintenance – and everything in between.

Is there Wi-Fi the common areas of the property?

Yes. All common areas of the property are Wi-Fi friendly.

What is the pet policy?

FURNISHED:

  • Up to 2 animals and not to exceed 75 lbs total.
  • There is fee of $10 per night or $70 per week

UNFURNISHED:

  • Up to 2 animals and not to exceed 75 lbs total.
  • Pet deposit is $1,000 and there is an additional fee of $100 per month.

How does parking work?

FURNISHED:
$20/night for valet parking per vehicle if included in the lease. $25/night for valet parking if not included in the lease.

UNFURNISHED:
Valet parking is included in monthly rent. If you lease a one bedroom residence, you receive valet parking for 1 registered vehicle. If you lease a two bedroom residence, you receive valet parking for 2 registered vehicles. Self-parking is available for an additional fee per month. Consult leasing staff on terms.

Is renters insurance required?

FURNISHED:
No insurance required

UNFURNISHED:
Yes. We require renters liability insurance, with a minimum of $100,000 per occurrence, and a maximum deductible of $500. We have a preferred provider to help with insurance.

What is the check-in, move-in process?

FURNISHED:
Our concierge team will be ready for your arrival! Please be prepared to provide a valid form of ID upon arrival. If there are any necessary documents still pending, our concierge team will ask that you sign prior to receiving keys to the residence. Payment must be received in full prior to receiving keys.

UNFURNISHED:
Once your lease is signed, our leasing team will work with you to schedule your move-in date and time. We do require first month’s rent and security deposit to be in full prior to receiving keys to the residence. Our concierge and leasing team will meet with you upon your move in date to ensure all documents are completed, and that renters insurance has been received.

What is the cancellation policy?

Leases are non-cancelable and non-refundable.

What is the policy for package and furniture delivery?

Smaller packages will be delivered directly our concierge, who will log all items and store them. You will receive a notice from the concierge team once a package is delivered. We ask that you pick up your package within 48 hours. If you need assistance with bringing the package to your residence, please let our concierge team know.

For furniture delivery, we require that you provide us with notice if you will be needing to utilize the loading dock and freight elevator. Tenants must be present when furniture is being delivered.

Is there storage on property?

We do not offer additional storage on property, but would be happy to connect you with SoCal storage, our neighborhood storage company.
